Pleasingly, we are going from strength to strength, and our seminar this month at The Atrium in Mandurah turned out to be our biggest one yet. It was great to see so many people in attendance, and even better to hear the wide range of questions that kept our director John Wood well and truly on his toes!

As we have mentioned before, these questions are of great importance to us, and we take great pride in providing peace of mind and confidence to everyone who wants to be a part of our Providence Lifestyle Communities.

On the day, we received 14 expressions of interest across both our Mandurah and Haynes Villages which means we are well and truly on track to being oversubscribed before the Villages are completed.

As I see it, another big plus for people wanting to secure a home on completion is that the rent will be locked in at current rates. That means you will be paying 2021 rental prices but moving in at the end of 2022 – and these are secured for the term of your lease! That on its own is a great incentive and no wonder that many of our clients have taken up this opportunity.

Project Update

One of the challenges of being in such a buoyant building market is managing the increasing construction costs. The strong WA economy has certainly created this challenge for the project, with costs increasing significantly over the last six months.

However, with this challenge also comes opportunity and the Providence Lifestyle Group has explored the potential of expanding the Mandurah Project into the adjoining property on Riverside Drive, which is currently under option to purchase. This portion of the project could form Stage two of the community, increasing the size by 22 homes.

This recent activity was necessary to maintain a lower rent price for the balance of the homes yet to be leased whilst withstanding the increased construction costs. Additionally, it provides additional income to help ensure that the Clubhouse and facilities are delivered and maintained to a high standard.

Based on this we will now have the development re-costed before proceeding with tendering and construction. Whilst this review has delayed the project, it has been important to ensure the project remains affordable and sustainable in the long term.


Operations Update

Thank you to those of you who have submitted your application and rest assured, we are busily working through them all and will be in touch shortly. Don’t forget that an important part of the process is for us to come and visit you to discuss how the village works, give you the latest updates and answer any questions you may have. Also, if you have any pets, we would love to meet them too!

If you have booked a home but haven’t managed to get your application in yet, then please do so ASAP. Homes are being booked quickly so if you have booked a site but are yet to submit your application, we may need to talk to you about releasing the home to another applicant.

It is important to remember that once each village is booked out, the only way you can get in is to go on the waiting list in case someone cancels. Don’t forget, these are 10 year leases’ so we aren’t expecting many houses to become available for a long time once they are all taken.

That said, we hope you are as excited as we are and are eagerly looking forward to moving into your new home.
